    Back in January, I met Giovanni, a builder in Austin who had just finished a stunning home in the SOCO district. The house was high-end, beautifully built, and designed to sell. But the timing was brutal. The real estate market slowed, interest rates climbed, and he couldn’t move it.

    So he listed it on Airbnb.
    And for five months… nothing. Zero bookings. Zero offers.

    After relaunching with the new strategy in late February, Giovanni’s numbers skyrocketed:

    • Occupancy: 53.3% vs. the market’s 36% (+48% better)

    • RevPAR (Revenue per Available Night): $532 vs. $232 market average (+129% more)

    But the most impressive month? August.

    If you know Texas, you know August is brutal. It’s hot. Demand drops. The Austin market average occupancy fell to 24.8%. Giovanni booked 58.1%.

    And his RevPAR?
    $636 vs. the market’s $164.

    That’s +287.8% higher than the average property around him… in the slowest month of the year.
