Let me share something crazy with you. We've got multiple properties in Georgetown that are priced almost exactly the same and in great locations. The market says you should expect about $41,610 annually with 52% occupancy. But check this out - one of our properties is absolutely crushing it:

Want to know the wildest part? This property started with zero reviews. None. And still pulled these numbers in its first three months.
The Amenities That Actually Matter (They're Not What You Think)
Here's something that made me laugh. Back in September, we were looking at the most common amenities in successful bookings. Want to guess what was number one at the time? Hangers. I'm not kidding! Turns out there was a hailstorm, bringing in longer-term guests who needed to hang their clothes.

Notice what's not on there? In Texas, air conditioning isn't even in the top amenities. Crazy, right?

Here's where it gets interesting. Our top performer has:
$168 base rate
$85 minimum
Market average is $144
But check this out - during a big concert weekend, while the 90th percentile was at $627, we booked at $1,122. Almost double! And still got the booking because we'd built up the right foundation.
